Developers Expect Construction To Start On $8.5M Building This Spring

Phase one construction of the International Commerce Center, a new spec building in development at one of Brunswick County’s megasites, is anticipated to begin this spring, officials with Cameron Management said Monday.
The shell building, set to be just over 150,000 square feet, is the first development taking place at the International Logistics Park in Brunswick County. The building is expandable in a second phase to more than 301,300 square feet, said Bryan Greene, a broker with Cameron Management.
“We will expand it per demand,” Greene said Monday.
The first site includes four lots, part of phase one of the International Logistics Park, and is currently being graded for construction, Greene said.
The construction of the building is estimated to cost at least $8.5 million, he said, adding that it is preparing the park to meet the industrial demands of the region.
“This park is a culmination of long-term efforts by Brunswick County, Columbus County and Cameron Management, as well as members of the ownership group for this particular building that includes our joint venture partner Windsor [Commercial],” Greene said.
Cameron Management, a Wilmington-based brokerage and development firm, has partnered with Greensboro-based Windsor Commercial, the general contractor in the development, to bring the industrial park’s first building to fruition.
Completion of the first phase of the International Commerce Center building, being built on lot 1 of the park, is anticipated at the end of the second quarter or the start of the third quarter of 2021, Greene said.
For the building, Cameron Management is still “actively recruiting tenants both inside and outside the region for this building,” he said, adding that they are recruiting tenants for the whole park.
“We are prepared to move forward with additional buildings on lots two, three and four, subject to demand on those,” Greene said.
Currently, Brunswick County is constructing the water lines along U.S. 74/76 to provide a connection with Columbus County at the International Logistics Park, Bill Early, executive director of Brunswick Business and Industry Development, said in an email.
That will cross under the highway to also provide water to the Mid-Atlantic Industrial Rail Park, another 1,000-plus-acre industrial site at the Brunswick and Columbus county line. Fiber internet is also being colocated with the water lines, he said.
“We are excited about the International Commerce Center spec building and the opportunities it brings to Brunswick County,” Early said.
